For agents, brokers and conveyancers
A one-page guide to LIM Clarity for your buyers
Give this page to a buyer, or send them its link.
One payment, one clear read of your LIM. LIM Clarity picks out the items in your LIM worth checking and explains them in plain English, so you know what to ask your lawyer or conveyancer.
LIM Clarity doesn't supply LIMs: you get your LIM from the council, then upload it to us.
Works best with LIMs from Auckland, Wellington, Christchurch and Tauranga councils. LIMs from other councils are welcome too; the report may catch fewer items.
The seven areas the report checks
The report reads the text of your whole LIM and looks for records in these seven areas. It doesn't read maps or plans, so something shown only on a map, such as a flood area, won't be in the report. It may not mention everything in your LIM. If it finds nothing in an area, that doesn't mean your LIM is clear.
- Unresolved council notices or enforcement (abatement notices, notices to fix, dangerous / insanitary / earthquake-prone notices, outstanding requisitions)
- Hazards that affect insurance (recorded floods, slips or debris flows at the property, or the property being mapped in a flood zone)
- Building work without a consent, or a consent without its code compliance certificate (CCC)
- Weathertightness ("leaky building") records
- Heritage and archaeological constraints on the site
- Obligations that transfer with the land (designations, consent notices, power-line clearances)
- Money owed to the council now (rates arrears, postponements, development contributions)
Launch price $49 NZD No GST is charged.
How to order: sign in with your email at https://app.limreport.co.nz/analyze, upload the council's LIM (PDF), check the property details and pay.
Each buyer orders and pays for their own report.

Your LIM is a council-issued document; we never alter it. Your LIM Clarity report is written from it with the help of AI, and every item links back to the page it came from. It is for information only and is not legal advice.
This report is AI-assisted and is general information only, not legal advice. It may miss some items in your LIM. Read it alongside your LIM and advice from your lawyer or conveyancer.
